At Peninsula 19 our design guidelines are exactly that, guidelines.  We feel that our residents are here because they appreciate the vision of what is being created here, and they want to be part of it. 


Peninsula 19 is incorporating thoughtful architecture, personally reflective design, and a fantastic location to create that sense of place homeowners and vacationers crave.

Peninsula 19 will be a neighborhood of diverse backgrounds, cultures, and families.  The common thread of our community will be a love of all things coastal, a dedication to time with those closest to us, as well as a passion for sustainable architecture and design.  It will be an opportunity to expand current relationships, and develop new ones linked by these common values.

  1. Architecture will reference Classic American beach house design.

  2. 1000 sq. ft air conditioned space.

  3. Texas Windstorm and Galveston County code adherence.

  4. Minimum 2 sides with porches/deck.

  5. No trailer or RV type housing/vehicles on property. Nearby RV parks are available for guests who wish to stay in this manner.  Check: PeninsulaRV.com

  6. Attractive and thoughtfully designed enclosed and secure ground level containment for personal items as to eliminate clutter on property.

  7. Simple but consistently maintained landscape design and upkeep.

  8. Metal roof (tin, aluminum, painted metal, stainless steel, copper, etc) preferably one that ages with a patina or tarnish.

  9. If wood siding is left to weather naturally, all trim boards must be painted white and maintained.

  10. Exterior Color schemes must compliment the theme “Classic Coastal Americana with a Southern flavor”.  If examples need to be given, contact the developer or a trusted interior designer or architect.

  11. 3-5 foot picket fencing required around property. If painted, must be maintained.

  12. Residents will have a 2 year window upon purchase of the property to initiate construction.  upon initiation, 1 year will be allotted to finish construction and landscaping in its entirety.

  13. Neighborhood maintenance assessment of $600 per year for full time residents, $1200 per year for week-enders/part-timers. (Part time assessment includes yard maintenance)

  14. Upon sell out, neighborhood governance association will be formed (1 vote per lot) to re-establish all property requirements based on owners consensus. Prior to sell-out all design is under the approval of the developer.

  15. Highway 87 frontage lots are encouraged to be mixed use (commercial and or residential).

  16. Vacation rental allowed.

  17. Bed and breakfast allowed.
